Stop using the opener. That is the first and most useful thing to do, before anything else. A door off its track is carrying its weight on hardware that was never meant to hold it, and every press of the button drives the problem further: bent track, torn hinges, a cable off its drum, or a section creased beyond repair.
The first five minutes
- Unplug the opener at the ceiling receptacle so nobody in the house cycles it by habit.
- Do not pull the emergency release if the door is up and leaning. That cord disconnects the carriage, and on a door that has lost its guidance the result can be a fast drop.
- Get people and cars clear. If a vehicle is under a door that is up and off track, leave it and treat the opening as a no-go area.
- Clamp the track if you can reach a sound section of vertical track below a seated roller. A pair of vice grips gives the door something to rest on.
- Leave the door where it is. A half-open door is safer than a door someone tried to force flat.
The three things that make it worse
Pushing the door back into the track by hand tops the list. Rollers seat under load, and levering a section across with a crowbar bends the track lip so the roller cannot stay in it afterwards. Second, running the opener to try to straighten it out. Third, cutting or loosening a cable to gain slack. Lift cables sit under the tension of the counterbalance, and the moment one is released the load goes somewhere unplanned. Springs, cables, drums and bottom brackets are professional work every single time. There is no version of that sentence with a condition attached.
Why doors come off track here
The obvious cause is impact. A bumper into a closed door, or a bag of feed dropped against the track, knocks a roller out and the rest follows. A broken lift cable is the second: the door lifts on one side only, racks in the opening, and the high side pops out.
The less obvious cause is the opening itself. Blackland Prairie clay shrinks and swells with moisture, and a slab or a jamb that has moved pulls the two vertical tracks out of parallel. Rollers then run against one flange for months, wear oval, and eventually leave the track with no impact involved. That is why the City of Richardson publishes homeowner foundation guidance and requires a permit for foundation repairs of four or more piers, with the report signed and sealed by a Texas licensed engineer. If a door comes off track twice in the same spot, stop blaming the door.
Storm damage is its own category
On 20 October 2019 an EF3 tornado with winds near 140 mph tracked from Dallas into Richardson, with the National Weather Service documenting damage near Audelia Road and Buckingham Road. Of 3,117 properties evaluated in the city, 671 were damaged. Wind that gets behind a closed door pushes it outward against the track flanges, and doors that looked fine afterwards came off track weeks later because the flanges had already spread. If your door survived a storm and started misbehaving later, mention the storm. It changes what a technician looks at.
What a rehang involves
The door gets clamped and supported, the counterbalance tension controlled, then the affected section is freed and the rollers reseated one at a time. Bent track is straightened where it can be and replaced where it cannot, because a repaired lip that is not true will throw the roller again. Then the important part: both vertical tracks are plumbed and measured for parallel, the horizontal tracks checked for level and spread, and the opening itself measured for square. Off track work runs an estimated $165 to $330 for the rehang and realignment, with cables at an estimated $145 to $295 for the pair if one has gone, and a single section replacement at an estimated $255 to $540 where a panel has creased.
This is one of the few faults where the emergency rate is genuinely the right call, because a door stuck open leaves the garage and often the house door behind it exposed. If the door is off track but sitting closed and the garage is secure, a booked morning slot does the same work at the standard rate.
